The 43rd volume of The Collection is now out, arriving at a time when global uncertainty continues to shape industries worldwide. Yet, within this shifting landscape, the region stands out with a sense of momentum – particularly across tourism, hospitality, and real estate.

From The Editor

Miodrag Spahić

Dear Readers,

Welcome to the 43rd edition of The Collection magazine. I truly hope that as you turn these pages, you feel a positive energy – the kind we all need more than ever in these unusual and uncertain times.

Global events affect everything. Everyone is affected. The unfolding story across Europe and the Middle East will inevitably affect almost every industry, including tourism. While some may see opportunity in shifting travel patterns, I must admit I am not among them. Yes, certain segments of travellers may redirect toward our region, and there may be short-term gains in occupancy or real estate demand. But no opportunity can outweigh the hope that these conflicts end as soon as possible.

That said, back to our region, there is a moment worth celebrating. In Montenegro, the reopening of Aman Sveti Stefanis, without question, the most significant development in our tourism landscape. There is little to explain, as this place and brand define Montenegro’s global positioning. A warm welcome back, and to all the ‘Aman junkies’ – we’ve missed you.

Looking ahead, exciting developments continue to shape the Adriatic. Although not yet officially announced, two future Four Seasons Hotels and Resorts are expected soon to grace the region: one at Plavi Horizonti on the Luštica Peninsula in Montenegro, and another in Kupari, near Dubrovnik.

Across the region, new openings and expansions continue to elevate the offering. The Bristol Bol brings new life to the Croatian coast, while Minor Hotels expands its Mediterranean presence through brands such as Anantara Hotels & Resorts and the Minor Reserve Collection in Istria and Portorož.

From my recent travels, two destinations left a lasting impression. In Slovenia, Lake Bohinj is memorable as a place of pure nature, silence, and clarity. Clean, calm, almost meditative. Properties such as Vila Muhr and Fox on the Rocks Chalet are truly worth experiencing.

And then, a completely different energy: Warsaw. A city that surprises at first glance: modern, efficient, clean, and full of momentum. A market that undoubtedly deserves our full attention, both in tourism and business.

Looking south, Albania continues to impress. In this edition, our interview with the Minister of Tourism, Mr. Blendi Gonxhja, features the vision, ambition, and opportunities shaping one of the region’s most dynamic destinations.

We also present the 2026 – European Branded Residences Report from Savills, which clearly shows that this segment shows no signs of abating. This growth is mirrored in projects such as Marina Dorćol, a premium new riverside community in Belgrade which brings together life-enhancing technology, refined architecture, and carefully curated green spaces, creating a lifestyle that places comfort and wellness at its core.

We are also proud to introduce the Adriatic Hoteliers Club – a platform where general managers and top executives come together through networking, gastronomy, wine, and shared experiences.

We are delighted to unveil the new chapter of The Collection, our dedicated fashion and art edition: FAB. Created as a platform to present the regional fashion scene and spotlight emerging talents, FAB reflects something we truly care about: giving space to creativity, authenticity, and the next generation of visionaries. By dedicating an entire edition to this subject, we aim to support and showcase voices that deserve to be seen – and we sincerely hope you will enjoy it as much as we enjoyed creating it.

And finally, three pillars that define modern luxury: health, gastronomy, and education. With Technogym introducing its Sandstone concept, a new era of wellness living begins. At the same time, five exceptional chefs from Croatia, gathered under the Impresia Hotels, open the doors of their kitchens—bringing authentic flavours and local stories to the table. Looking ahead, education takes its place at the core of future generations, with H-FARM in Venice standing as a unique ecosystem where education, startups, and innovation coexist.

We hope you enjoy the journey through the region, which we present inside.

Regards,

Enjoy the read.
