A new development in Belgrade places people and nature at the forefront


In today’s fast-paced world, where everything is accessible and constantly in motion, privacy has become one of the most valuable forms of luxury. Not as isolation, but as the ability to truly own a space we live in – a space thoughtfully designed with a clear understanding of how life unfolds within it, every single day.

From this perspective emerges a different approach to residential development, one that is increasingly present in developed European markets, and now finding its place in Belgrade through the Marina Dorćol project, developed by SEBRE.

Unlike conventional developments, where the focus is on maximizing sellable square meters, this project begins from a different premise – the quality of everyday living.

“In the initial phase, we do not start from how many square meters we can sell, but from the level of quality of life we want to achieve,” explains Veroslava Milenković, Project Manager.

The result of this approach is evident in the very way life within the development is organized, particularly in the case of the Talas building.

Although conceived as a unified architectural entity, the Talas (Wave) building is organized through ten separate entrances. Each entrance serves only 17 to 18 apartments, with typically just two apartments per floor. In practice, this translates into fewer encounters in shared spaces, less waiting time, and a living experience that feels closer to a private residence than a large residential complex.

What may initially appear as a lower level of spatial efficiency is, in fact, a deliberate decision. With a net-to-gross ratio of approximately 67%, significantly below the market average, part of the space is intentionally not optimized for sale, but for quality.

Wider corridors, more comfortable circulation areas, and carefully designed vertical cores are not luxuries in the conventional sense, yet they are precisely what make a difference in everyday living.

This philosophy extends into the details that shape daily functionality: each apartment includes a private storage unit, every entrance features dedicated bicycle storage, and parking spaces are designed to accommodate larger vehicles. Technical systems further enhance living quality, including a geothermal system and the possibility of individual consumption control, ensuring long-term efficiency and comfort.

At the same time, carefully designed shared spaces, a promenade along the Danube, and professionally maintained surroundings extend the living experience beyond the apartment itself — creating an environment where everyday life unfolds naturally, between private and public space.

Within this concept, Marina Dorćol clearly positions itself beyond conventional market standards. Author-driven architecture and a long-term, thoughtfully developed concept reinforce a value that extends well beyond the moment of purchase and continues to grow over time.

At a time when square footage is often treated as the ultimate measure of value, projects like this raise a different question: not how much space we are buying, but how we choose to live within it.
